Sealcoat Yield Calculator: How to Stop Wasting Driveway Sealer

Mark Williams
Founder, RemoteQuoter

The math behind sealcoating is brutal. You purchase raw coal tar or asphalt emulsion sealer in massive 55-gallon drums (or 275-gallon totes). If you miscalculate the square footage of a commercial parking lot, you run into a nightmare scenario.

If you under-measure the lot, your spray wand runs dry with 30 feet of asphalt left to cover. You now have to leave the job site, drive to the manufacturer, buy another $300 drum, and return to finish the job. Because the sealant dried unevenly while you were gone, there is a massive visual seam running across the client's driveway.

Running out of sealer halfway down a driveway completely ruins the chemical bond and visual finish.

To stop this, you must perfect your Sealcoat Yield calculations.

The Spread Rate (Yield per Gallon)

Sealcoat is entirely dependent on its "Spread Rate"—which dictates exactly how many square feet one single gallon of sealer will cover.

The industry standard for a single coat of sealer on relatively smooth asphalt is 100 Square Feet per Gallon.

If a residential driveway is 2,500 square feet, the math is simple:
2,500 sq ft ÷ 100 sq ft = 25 Gallons of Sealer.

Since sealer is commonly bought in 5-gallon pails, you know you need exactly 5 pails to complete the job perfectly.

When Yield Calculations Fail

The 100 sq ft rule only works if you actually know the exact square footage of the asphalt.

Many contractors simply "eyeball" a commercial parking lot, guess it is 10,000 square feet, and order 100 gallons. In reality, the lot is 14,000 square feet. They run out of sealer instantly.

The only way to guarantee your yield calculation is to trace the asphalt using high-resolution satellite imagery. By dropping pins around the perimeter of the parking lot using RemoteQuoter, you extract the mathematically perfect surface area.

Stop Leaving Profit in the Tank

When you accurately measure the lot from satellite, you can program your price-per-square-foot in the calculator above. If you know exactly how many gallons you need before you even dispatch a truck, you stop buying unnecessary 55-gallon drums that end up sitting in your warehouse drying out all winter.
