Don't know the exact area?
Stop guessing. Drop a pin on any property and measure it perfectly via high-res satellite.
Asphalt maintenance is a game of massive margins and brutal logistics. If you bid a driveway too low, you lose money. But more importantly, if you underestimate the square footage, your rig will run out of sealer halfway through the job.
You cannot stop a sealcoating application, break down your equipment, drive to the bulk plant for more emulsion, and come back. It destroys your daily route efficiency and leaves an ugly seam in the asphalt. You must know exactly how much material you need before you dispatch the truck. The only way to guarantee this is by using high-resolution satellite mapping.
Step 1: Outlining the True Asphalt Footprint
To calculate your raw material yields, you need a perfect 2D square footage measurement.
Using your quoting software, select the Polygon Tool and drop pins along the very edge of the blacktop. Be meticulous around flared aprons and turnaround pads. If the customer has a large circular driveway with a massive grass island in the center, you must use the Exclusion Tool to subtract the grass. You do not want to accidentally quote 4,000 square feet when the actual drivable asphalt is only 2,800 square feet. Let's assume the final net area is 2,800 sq ft.
Step 2: Calculating Emulsion and Sand Yields
Sealcoat is applied in gallons, but it is cut with water and silica sand. You must know your exact coverage rates to order materials correctly.
A standard application rate for a residential driveway in decent condition is roughly 60 square feet per gallon of finished mix.
The Emulsion Math:
1. Total Mix: 2,800 sq ft ÷ 60 = 46.6 Gallons of Finished Mix.
2. If you dilute the raw sealer with 20% water, you need roughly 38 gallons of raw emulsion.
3. Industry standard requires 3 lbs of sand per gallon of raw sealer. Therefore, you need to mix 114 lbs of silica sand (just over two 50lb bags) into the tank to provide proper traction and durability.
Step 3: Using the "Linear Path" Tool for Crack Filling
You cannot seal over large structural cracks. They must be cleaned with a wire wheel and filled with hot-pour rubberized crack filler.
Crack filling is not billed by the square foot; it is billed by the Linear Foot. Before you close the satellite map, switch from the Polygon tool to the Distance (Line) tool. Look closely at the high-res image and trace the visible cracks running across the asphalt. If the software says you traced 80 linear feet of cracks, and you charge $1.00 per linear foot, you instantly add an $80 line item to the proposal.
Step 4: The Porous Surcharge Check
The final step of measuring for sealcoating is visually inspecting the condition of the asphalt using Google Street View.
If the driveway looks gray, severely oxidized, and extremely rough, it means it hasn't been sealed in a decade. The asphalt is porous and will drink your sealer like a sponge. Your coverage rate will plummet from 60 sq ft per gallon down to 40.
When you see this on the map, you must manually add an "Oxidized Asphalt Surcharge" to your square footage price to absorb the massive spike in material costs. Once you apply the surcharge, you can instantly email the customer a perfect, algorithmically generated PDF proposal.
